FG Referans Yapı is a contracting firm working across a wide range: ground-up housing and villas, hotel construction, single-apartment renovation and facade renewal. We deliberately favour small and mid-sized work — because we run only a few sites at a time, each one can keep a responsible site manager on the ground permanently.

We always start from the plot or the building itself. Zoning status, floor area ratio and setback distances, the geotechnical survey, the relationship with neighbouring structures and — especially on forest-edge parcels — the protection of existing trees are all on the table at the first site visit. A budget and schedule given before those items are settled is not a realistic one, and that is where most cost overruns are born.

Site management is run in writing. With every progress payment you receive the work completed, the budget spent and the next step, together with photographs. At the end we handle the occupancy permit process, close the snag list and move into the warranty period. After handover, the number you call is the same number you called during construction.

The current seismic code, the TS 825 thermal insulation standard and fire regulations are not negotiating points for us; they are the minimum, not a selling point. If we can explain what we did and why we did it that way, the work is being done properly.
