Not every owner wants to hand the whole job to a single contractor. Some want to develop their own land, some prefer to tender each trade separately, and others need a trustworthy pair of eyes on an investment they have to manage from abroad. Project management and consultancy fills exactly that gap: we make technical decisions on site on the owner's behalf, check the work and report on it.

Feasibility and Initial Assessment

The work begins by reading what the plot or the existing building technically allows. Zoning status, floor area and footprint rights, the road level record, land slope and the soil survey are assessed together. On the sloped plots around Zekeriyaköy, excavation and retaining costs are often higher than the investor initially assumed, and that item has to be placed realistically in the very first feasibility.

At the same stage an initial cost framework is produced for shell and fit-out items. This framework is not a fixed price; it exists to show the order of magnitude of the investment and to weigh how design decisions affect cost.

Quantities, Tendering and Contract

A sound tender begins with a sound bill of quantities. Itemised quantities are taken off the drawings, a technical specification is written, and all bids are secured against the same scope. Bids given by different subcontractors on different scopes simply cannot be compared; it is the specification that makes them comparable. At contract stage the programme, delay provisions, guarantees and the revision procedure are defined explicitly.

Site Supervision and Progress Payment Control

Once the site is running, the job becomes a discipline of regular inspection and record keeping. Rebar diameters and spacing, formwork checks before pouring, the number of waterproofing layers, insulation thickness and installation tests are checked and photographed in place before anything is closed up. Progress payment files are compared against these records, and work that has not been done, or done incompletely, does not enter the payment.

We also run the coordination between the building inspection body, the design team and the subcontractors. This way the owner follows the process through a single technical report instead of chasing a different counterpart for every item.

Managing Revisions and Handover

Revisions are unavoidable in construction; the problem is never the revision itself but the failure to record it. Every change request is put in writing together with its quantity difference, time impact and cost impact, and submitted for approval. On the narrow plots of Sarıyer and Tarabya this discipline matters even more, because even a small change of level can affect the retaining and drainage strategy.

At the end of the process, building inspection approvals, installation acceptances and the occupancy permit application are followed through, and as-built drawings, warranty documents and material lists are collected into a single file and handed to the owner.
