Zekeriyaköy, Sarıyer

Meşe Korusu Residences rose on a sloping plot facing the forest boundary in Zekeriyaköy. Because the northern edge of the site borders a protected area, the statutory setbacks were observed precisely, and the root zones of the existing oak trees were wrapped and shielded throughout the excavation. The soil survey revealed fill of varying thickness in the upper layers, so the foundation was resolved as a raft slab, and a reinforced concrete retaining wall was built on the road side to absorb the level difference.

The structure was built as a reinforced concrete shear wall and frame system, with formwork and reinforcement inspected independently on every floor before each pour. Basement walls received two layers of bituminous membrane waterproofing, while the façades were insulated with 80 mm rock wool. The cladding combines natural stone matched to the texture of the area with heat-treated timber. Each flat has underfloor heating, central hot water and a mechanical layout that leaves an independent boiler line per unit; the electrical installation was run ready for low-current and smart-home systems.

Because the streets of Zekeriyaköy are narrow and steep, concrete and crane deliveries were moved to the early morning, and the road closure plan, drawn up around residents' commuting hours, was shared with the local headman in advance. In winter, staged salting and a temporary gravel layer were preferred over a heated ramp to keep the site road from icing. The shell was completed in eleven months; after the fit-out and landscaping, the occupancy permit process concluded within four months and the flats were opened for use together with the handover of the common areas.
